I know most of the beekeeping world will think this overkill, but I agree completely with Mr. English on having a contract for an outyard. The one he proposes is good, but in my opinion, doesn't go far enough. There are many samples of land-lease contracts on the web...many for free, the good ones will cost you a little bit...that will cover most things. Look at several and you will CYA in every instance I've ever seen where trouble erupts. Paying for a good outyard is still considered a waste of money when you can still find those that are free....but my contention is, and always has been...we settle for the outyards we can get, rather that get the outyards we want. And too often, a free outyard is worth every penny you pay for it.
