The basic intent is to outline who is responsible for what.  Having been raised in a farming community myself, I understand the concept of a handshake and a gentleman's agreement... That works until others become involved and throw in the "show me the agreement you"... IE, something happens to this nice lady and her kids assume ownership of the property, and argue that the hives are her property because there was no written agreement.  
 
This isn't a contract, simply a statement of responsibilities/expectations... 
-I expect you will do the following (essentially nothing, except provide me access to the property)
-I will do the following
-If the situation changes, please give me notice and I will remove my bees as quickly as possible.  
 
I've already received one example from someone, so I'm working from that.
