In this siituation, I would hoighly recommend a queenright colony, And, even a far down south as you are, it' awfully late to be trapping out colonies. If the homeowner is agreeable, I would wait until late Feb / early Mar to trap the bees out. But, if everything is in place, then I would go ahead with a queenright colony. After a week with no more bees leaving the house colony I would take the cone screen off and let the outside hive bees rob out the colony inside the house.
