Kika,

This is purely anecdotal, but this happens to me with every baby.  I am
extremely fair skinned.  In every pregnancy, my areolas become much darker
than usual, then after the baby is born, lose their pigmentation (starting
at the nipple and working outward) until they are very light in color.

It does concern me that it is happening "unilaterally" for this mother-- is
she nursing on both breasts?
