Free living colonies in the UK don't just occupy trees. Many Churches have bees. Three Churches within about a mile of me, here in West Dorset, have had bees for decades and I always check each spring, before the swarming season, that they are active.  Therefore they are survivors rather than being replaced by swarms moving in. 
Obviously, they are not being treated for Varroa so possibly they have developed resistance.
