Most of the landowners I deal with are more than happy with a pound of honey per hive per year. While the landowner is doing me a favor hosting my hives, they usually feel that the increased yields they get from their farms and gardens is the real rent paid. I agree that face to face handshake is the main way to go,, having something on paper is good too.
The only problem I ever had was when the landowner passed away suddenly and the heirs thought the apiary was part of his farm. Without the written contract, I would have been out several hundred dollars worth of equipment.
